01 — What is it?
What is a decarbonisation pathway?
A decarbonisation pathway is a step-by-step plan for reducing a building's energy use and carbon emissions over the years ahead. It starts from how the building performs today and sets out which measures to take, in what order, and roughly when, so that the building stays ahead of regulation and meets the owner's targets.
Measures typically range from operational improvements and better controls, to insulation and glazing upgrades, replacing fossil-fuel heating with electric systems such as heat pumps, and adding on-site renewable energy. The plan links these actions to budgets, lease events and maintenance cycles so that they are realistic.
02 — Why does it matter?
Why it matters
- 01
Turns a net-zero ambition into a sequence of concrete building actions.
- 02
Aligns improvement works with planned capital expenditure and maintenance.
- 03
Reduces the risk of a building becoming outdated or non-compliant.
- 04
Identifies opportunities to reduce energy use and running costs, and improve comfort.
- 05
Shows which actions to take first and which can wait.
- 06
Supports ESG reporting and investor expectations.
03 — When is it used?
Typical situations
- Net-zero and ESG target setting.
- Asset business plans and CAPEX planning.
- Buildings at risk from tightening energy regulations.
- Portfolio-wide improvement programmes.
